Timber has been used as a building material for thousands of years and still forms a major component of buildings today.

When properly maintained it is a strong and versatile building material, but any increase in moisture leaves timber susceptible to fungal infection and wood-boring insects.

These problems often arise from poor initial building design, or from the deterioration of external protections (see also damp proofing), such as roofs and guttering, or from building work that has breached the property’s damp proofing.

Potential Issues & Timber Treatment

Wet & Dry Rot

Wood-rotting fungi are classified as either wet rot or dry rot. Both of these need an initial source of moisture to grow, although dry rot has the ability to spread beyond the area of dampness – so dry rot fungus can spread to other parts of the building – whereas wet rot tends to remain within the area of dampness, degrading timbers within this confined area.

Wet Rot Treatment

Our Surveyors are trained in identifying the particular type of fungal infection and recommending a suitable remedial strategy for treatments. As most wet rot fungi are confined to areas of dampness within the property, treatments often consist of removing the source of dampness, improving ventilation and replacing structurally weakened timbers.

Dry Rot Treatment

Dry rot fungus takes hold initially in damp timber, but can then spread very quickly, as it moves through the whole fabric of the building affecting any of the structural timbers it reaches. It can travel along non-wood surfaces, so any treatment may have to include removing the fungus from brick or masonry as well as wood treatments.

Woodworm

Our Surveyors have many years’ experience identifying particular types of woodworm infestation, often by studying the shape and size of the flight holes created when the beetles emerge from the wood and observing the type of frass or dust found beneath the infested timbers.
